Where can I find out more information about new developments/infrastructure/state funding for metro, sports complex etc/new businesses or headquarters? Basically, how and where can I find out more about future projects? I want to invest where the prices would go up after the development

There's this newly renovated town home. Everything looks great in pics. Is it safe to buy a home that's that old?

I noticed in 1980s and 1990s home, there's a step down from one room to another. Living room, dining room, kitchen are all at the same level, but family room has a step down. Just one step and its not really sunken in. Why? I don't understand the concept. Does it have to do anything with the structure, fireplace at some homes, or something else? Basement ceiling is at the same height everywhere

I have a full time job. I am planning on opening an LLC for my brand new business and I'm going to hire somebody to run that business.
I know when you are self employed you can show business expenses, would i be able to do that if I have a full time job? How does bracket work when you are full time employed and self employed at the same time

What should I exactly look for? I am planning to go into home flipping and Airbnb. Any good sites for crime rate or to find out if any new business or development coming into town. I'm looking for properties in DMV area for Airbnb and nationwide for home flipping.
Any youtubers I should follow to know more about real estate? any good crime sites?

Foreclosure homes worth it?

Does anybody know why some homes have one or two steps down from one room to another? Why isn't everything at the same level? Why builder had to install steps from kitchen to family room when living room and dining room on the other side doesn't have any steps.

What does allegiance government relocation means?

How does LLC work? Should you open separate LLC for each rental property or is there a better way to do it like umbrella kind of LLC? Open different bank account for each rental property? Buy separate landlord policy for each property or buy one insurance that would cover all the rental properties? I am talking about residential townhome properties not an apartment complex

How does home insurance works when it comes to investment property? Owners usually put in the lease that tenant will be responsible for insurance.

What happens if tenant doesn't pay the insurance or miss a premium or do they pay upfront for the entire year? Does it cover the property too?
