How to find out the cities of the future or which area would grow in the future?

What should I exactly look for? I am planning to go into home flipping and Airbnb. Any good sites for crime rate or to find out if any new business or development coming into town. I'm looking for properties in DMV area for Airbnb and nationwide for home flipping.
Any youtubers I should follow to know more about real estate? any good crime sites?

 Agree there's a lot of resources and look for states with a projection for the next 5-10 years that as high growth with high density population with limited housing @Albert Bui @Carlos Valencia
