You said they do not get their security back if they leave. For what reasons?

I thought the intention of security was to insure against tenant property damages and expenses incurred due to tenant wear and tear?

I have a clause in my lease that says "The security deposit is not a payment of rent and may not be applied toward any rent or fees." Which protects me from tenants trashing the place then skipping on the last month of rent.

But because of that clause I won't be able to keep the security to cover missed rent.

Do you have a clause that specifies you will withold security if they do not perform under the lease?

I'm thinking of adding a similar clause if RI allows it.

Old post but....

I've been gettting securities that are less than the months rent. ie: rent is $650, sec is $600. 2 reasons:

RI law says it can't be more than 1 month -and-

They can never say "keep it for rent"

I thought security is for end-of-lease.

I would say a deductible is an expense same as any other and should probably be paid for by the owner. Bill them for the itemized damage to try and cover your expenses.

But what if it is a good tenant and this was just a dumb baby-sitter's mistake? Can the tenant cover that expense or will they be forced to miss rent to pay that bill?

Will that work ok? I am doing the same: I had 2 washer/dryers donated that I set up for my 2 rentals which looks great for an interested renter. But I know they will break and I don't want to deal with the cost of repair.

Even with an addendum - Does this go against the rule of included appliances require landlord maintaining? I think a Tenant would have an easy time explaining that they are mine and I should take care of them. Seems like it could be taken as a bait-and-switch.

I'd like to call it a borrowed donation :)

Are you overloading your circuit?? I did a quick search and found some specs for these machines that indicated they consume around 500 watts. If this machine surges when it cycles, and you have other appliances on this circuit......

Otherwise check your circuit for a ground or other fault. They sell these testers at your local big box store. They plug right in and show the status of the line. If all is ok and it is still tripping I'd replace the GFCI like Jon H said. Better to be on the safe side.

Mike - Is this just a handful of residential properties? I've been using an old version of Quicken Rental Property Manager and it suits my needs well. There is a brand new version that looks like it does a whole lot more. The price didn't seem outrageous either.

Whats your time worth?
Tenants will come. Don't stress it - it will make you lose your ability to scrutinize your applicants.

And you could end up with another like this one. You may have only spent $30 so far but her ignorance could cost you so much more. Luckily she's only messed with your pipes. Whats next?
