Hi Libby, i'm wondering how you are pulling this off since it sounds like you might have an illegal SRO.   I ask bc I have had bad luck with trying illegal SRO myself in the past.  Very bad luck.  The nhood was not good and they were not entrepreneurs  so possibly that made the difference with my getting caught.  I learned THE HARD WAY.  Other neighbors reported it. 

But, if I am wrong and this is legal, please explain further with marketing how you get much higher rents, if that's ok with you?

Hi @Juan Francisco, Bx is the cheapest of the boroughs. If the house is overpriced your VA loan really wont help bc the fixer upper may also be exp for what your getting. The VA will help you buy no money down and that will just make your mortg slightly higher. When I sell, i dont mind a VA loan if the buyer is very qualified and as the others say a similar buyer with money will win. You dont have anything to lose and will ABSOLUTELY WALK AWAY, if you continue looking and get a deal for even $5000 cheaper- YOU WILL. Just a seller perspective.

I have a Bx 3 fam fully renov asking for alot more than that. i rec'd and rejected a higher offer than your  $536k. The analysis seems correct but a 5 fam is kind of a Hybrid.  Doesnt fit with the reg. Resid or with the larger multi's.  In gen'l $536 seems very low but you didnt mention what @Chris Rosenberg asked.  Location matters a lot right now.  IMHO, I also slightly disagree with @Andrew E. bc the bronx is warming up and time is not necessarily on your side now.  But as long as your looking there are deals out there.  Tell us your criteria and if sthg comes my way i'll make you aware.

@Account Closed the tax collector rarely works but give it a shot. If it doesnt work : get info from the neighbors, OR pay a co ie, Lexis Nexis (expensive but there are cheaper ones) to find the person, OR google the owners name and make a hundred calls to members with same last name near the county of the home or outside the area (more work).   These are just some ideas. Sometimes the PO will,  thru the FOIL act /form provide the forwarding address.  Also The person may have passed away and then you check in that cty probate court.    Also, there are many crooks around that will STEAL deeds (happened to me) and sometimes wont get caught.   Good Luck

I prefer large MultiFam (50+ units) outside of NYC  but in my backyard I also buy 1-4 fam's in Qns or Bx,    Good Luck To All

As G Hermann says look in to Bx.  Good mkt now.  This is for props that are probably small multi's.  Under 4 fam.   I/m looking out of the Bx now bc i/m looking at bigger props now and for those type of deals it seems like even the bx  is not good enough.  I'm looking for syndication outside of NYC.
