@Caroline Lucius we have a physician loan for 1 and 2 units at Academy Mortgage! We use this all the time for house hackers!

@Jairo Rincon I would avoid new construction lenders if possible. They offer terrible service and you are paying for all those "incentives" built into the price of the home. The builder is there to make a profit, not to add more house inventory to the market. Always best to work with a mortgage broker, not a crappy builder lender with lots of hoops to jump through.

@Robert Medina I would be glad to connect with you on a call for this. It sounds like the bank is making this much more complicated than it needs to be on this. You should be able to purchase as a second home or primary if the last primary you bought was April 2022. I will send you a message.

@Brandon Taylor your son would be the primary borrower and you would be a non-occupying coborrower with just 5% down. If you buy it as a NOO investment, then your minimum down becomes 15% down and no PMI with an Academy Investment loan. Glad to connect on the phone to walk through details with you if you'd like!

@Lahiru S Hettiarachchi Gamage you can use the delayed financing exception since you are buying cash. We have been doing this for a lot of investor BRRRRs in Memphis and other areas of TN lately.

@Brandon Taylor your best option would be a 5% down Conventional loan for a 1-4 unit property for your son. Let me know if you have any questions on this!
