@Joe Splitrock I was reviewing an application and couldn't believe how great these people looked on paper, great income, credit scores, and it's a corporate move so they don't want to buy as they will only be here a few years..... then I saw the pig thing....  I did some research, appreciate all the input from fellow BP members then I made the decision to rent to them.  It is Iowa after all.... we shall see and I will share either way.

I use Lampe too.  Call before 9am or they might be out and about.

I seek these companies out and rent to 7 of them.  I always get paid in full on time with very little turn-over.  The company is on the lease and responsible ultimately for whatever the individuals damage.   Worth considering but of course, proceed with caution.

I rent to several non profits that take care of people with special needs.  Why would I want individuals of limited financial means on the lease when I can rent to a company.  Don't get wrapped around the axle because they are "non profit".  My lease is with a co. and it states they can sublet.  Rent comes from the company (set that up to be electronic) and I have no interaction with the individuals.  People come and go but you don't have to deal with evictions, vacancies, or repairs between tenants.  Since I'm not renting to individuals, I don't maintain appliances... it's more of a business to business lease so make the terms more favorable to you.  They have money... some even have maintenance people of salary.

@Kendra M Adams   No big issues, mostly all upside.... rent in full every month and on time.  Minimal turn over therefore minimal get ready cost between tenants.  Make sure the company is on the lease and not the individuals.  That is a non starter if the company won't take responsiblity for the property.  The tenants are NINJA's.... no income, not job or assets.  There guardians will be close to the same which is why they are on the tax payer's dime.

@Trevor Ewen  So nice of you to remember.  I'm still buying homes and renting them to companies that take care of people with special needs.  They provide Community Services or HCBS Home and Community Based Services.  Podcast was 110.
