Does anyone know if I do a 1031 exchange selling a rental property and buying another one, then move into the other property after renting it out for a period of time and make it my primary residence what happens when you eventually sell?  Tax free up to the limit or taxable based on the numbers from the exchange.

I rent to companies that operate "group homes".  I don't rent directly to the individuals.  That way, you're getting paid without having to interact directly with the tenants, screen them, collect rent, drama, etc.
