@Krista Dodson  I rent to individuals with special needs in what a lot of people call "group homes" but the definition is not the same everywhere.  All my houses have between 3 and 5 individuals in them.  But, I don't rent directly to the individuals,  I rent to the company that provides the "services" to them.  I get paid by the company and do not run background checks, credit checks, etc. on the individuals.

I use Chris Kaufman with Keller Williams.  He has some rentals of his own.  Not sure what kind of investing you have in mind but I don't make a bunch of low ball offers.  He has a construction back ground too and knows a good PM, so he says.  I manage my own.  Tell him I referred you if you dare.

@James Compton  Welcome to BP.  Why not invest in NM?  It's fun to be involved and although I have bought houses sight unseen, I prefer to invest locally.  Of course, it depends on those two markets and I'm not knowledgeable on either.

That's about 2 grab bars too many and a removable stool should suffice.  They will probably be there many years... hopefully.  I would get it done professionally (not do it yourself for liability reasons) and explain that they have to pay for it.

@Jesse Carlson  First time I was laid off I had a few thousand coming in from our rentals.  Three years later, got laid off again and was in better shape since I had kept buying.. took a year off before finding a decent work from home job.  18 months later, I quit and went full time in RE.  If you get up to CR, let's get together for a lunch or something.

I used to be like a religious zealot wearing a sandwich board, standing on a street corner shouting to passers by that RE investing is the greatest thing in the world and why isn't everyone doing this?  Especially friends, family, coworkers, but also cab drivers, you name it.  Now, I mostly just communicate with fellow investors (which includes both my children), my friends on BP, etc..  Closed on our 46th property this morning and having a cigar on the porch, listening to a podcast, and enjoying life.... oh yeah, "repent the end is nigh"!

I always use 4 Star Roofing.  I learned a long time ago not to try and save money on your roof by using a jack of all trades.  Ask for Mike and mention my name.  He gives investors/repeat customers a break.  I used them for my personal residence and several rental properties.
