Can you find somebody knowledgable who's a friend who will do it?

Start on the roof and work your way down. Make sure you know what will need to be done, outside of repairs, to comply with the local rental code.
I'd recommend a spreadsheet and pics of important items.

you can't pay a 'commission' to an unlicensed finder..but you just make them a partner on the deal and they get their fee that way.
