what EXACLTY do you get for the fee and what Don't you get.

Also, when do you pay that fee.

You're probably going to be more involved with the sale than a traditional listing agent.

i looked into the same subject awhile back and it was TOUGH to find exactly what i was looking for.
for the price and simplicity..it's hard to beat QuickBooks Customer Manager 2.5

it's not hard to create the forms and database in Access. We did it to keep track of potential investment properties and itemized repairs for each.
but u gotta buy the software(for every user) and it will take some time but the results are exactly what you want.
