just for those who have interest..not saying it's better for Long term.
But you can buy spot gold/silver/oil/etc..
through major brokers(aren't at risk of going anywhere any time soon) and pay a pretty small spread. Hold for days/weeks/months or more.
You can still make money and don't have to physically take care it.

Many brokers offer currency pairs, CFD's, metals, DowJones futures, and a ton of other stuff all at one place.

I only hold trades for a short time..can't speak for long term trade investors.

i checked with the property management company we work with and they said they are at 10% vacancy.
I know they manage something over 200 units.
Not sure if trend is up or down though

depends on the condition and location.
I know of a guy who buys HUD homes for cheaper than that in detroit area and immediately auctions them off.

Some have been 2-3K, but LOOKOUT for those houses with obsurdly high taxes.

I was involved with MLM's for alot of years.
You can definitely make money with them but it's Easier when you're higher up the chain.
Having a unique consumable product that you CAN't get cheaper in the stores Helps also.
Low join fee, good payout, low monthly purchase requirement, well run company, etc...

If you're high up AND people get placed into your downline for you..THEN it's probably worth testing it out.

Gold's gone up like $25/OUNCE within the last 5 hours or so?

Sheesh, it's too bad I only have a demo broker with spot gold.

I predict dollar goes down..gold goes UP and I have no idea whether or not the U.S. dollar gets replaced as the GO TO currency to hold. Will take several years though.

I'm happy as LONG as we don't go to a world wide universal currency. >: (

be specific on what's 'settling'..

if the floor joists are twisting then easy to fix.

On the THERMOSTAT issue,
we do have a duplex with the heat not separated and I was just talking about the subject of a stat with a limiter on it.

We do have a programmable one with lockable limits on it(on another property) but I was wondering what ALL the different ideas are?

And when you can buy a property and rehab it for a total of 25K and it cash flows $1250/month..sometimes we just deal with paying the heat and just get creative on how to control the heat costs.
