@Joel Owens Joel could you explain a little more about what the sales price ratio indicates. Your post

1% rent to sales price ratio would be 380,000 so you are just over 1% at 350,000.  What does this mean?  Thanks in advance.

Hi Elaine,

I used Allied for my License and all my renewals, they are great, very user friendly courses on the internet.  Make sure to tell your husband to take a crash course just before the test date and he will breeze through the test.

BP community, I am Co-listing a property in Long Beach Ca, it is a flip that was recently completed by an investor friend.  I wanted to do some additional marketing to possibly bring in a buyer for him.  Does anyone have a suggestion that might be an effective marketing strategy to get the word out and possibly bring a buyer.  Something like flyer the neighborhood, and possibly offer a referral fee, or flyer or mail to renters in surrounding area. Please let me know your thoughts and what you would do specifically.

I have a potential deal in Folsom California which is just outside of Sacramento. It is a large single family residence the largest house in the area.  Beautiful house, needs updating. How can I rely on comparable sales when there is nothing as large as this house  to compare to.  Please send me a pm if anyone would like to discuss.

My marketing finally paid off and the prospect responded and is looking to sit down and discuss for the 1st time.  They are distressed homeowners and I wanted to discuss some options for them, like purchasing the house in its "as-is" condition or possibly partnering with them and remodeling the house and then selling.  I am very empathetic to their situation and I do not want to be pushy, but I know I have something of value to offer them. Any advice out there for sitting down for the 1st time? Has anyone experienced a similar scenario? I am looking for an opening statement, potential questions to ask, etc.
