Hello BP! I am working with a client based in Puerto Rico but presently has RE in Florida and wants to expand to other states. He needs to set up equity contracts for investors to participate in acquisitions. He also owns education businesses that he will use to fund his RE projects. @Basit I am delivering all of the recommendations to the client.  As I said in previous replies, we are getting their foundation set up.  I am not sure who they dealt with initially.  But it's time to get things done right! Thanks!

Hi Jay! I hVe to disagree with abortion of your statement. Yes, ultimately everything is the buyer's responsibility once they sign off. However, a good agent helps the buyer with every step of the process and makes sure the buyer understands everything involved. One of my licenses is in CA and the agent is responsible for so many legal aspects of the transaction that we make sure to cover EVERYTHING! We also use out team to help out. I would have my title person research the permits for the buyer or see if there is anyone on my team with experience that could help the buyer gets answers quickly and in time before the contingency periods expire. Hold the buyer's and sellers hands until the transaction is complete and then some! My opinion.

@Pamela Gondeck By all means go to the broker! That one statement you quoted makes it hard for us agents that pride ourselves on going above and beyond for or clients. But what you just described sounds more like below and to the bottom.

Hello everyone! I am seeking an Attorney & CPA that specializes in Act 20/22, residential real estate holdings in multiple states- Florida is the main state as of now-and best legal formation for the hiding. An S corp holds a coue of the properties now and then individually others. Looking into multi-family unit & residential-commercial future investments in other states.
