Hey BP Community -

Any banks, credit unions, etc either in Wisconsin or nation wide that offer HELOC products on a single family rental property? Any recommendations would be so helpful! Thank you!

No commitments to local banks, any mortgage brokers you recommend? I should clarify my above comment around 80% LTV, I mean 80% LTV on a cash-out refinance. I've talked to a few banks so far and most are only willing to go up to 70% or 75% LTV on a single family rental property. Thank you!

Hey everyone!

Does anyone recommend any Wisconsin-based credit unions or local banks that might offer "better" terms for investors? A few interesting items could be allowing 80% LTV loans on single family rentals? Allowing 30 year conventional loans on investment single family houses? Or having low closing costs? Community First Credit Union seems to be solid but was curious if anyone has other recommendations?

Hey @Kyle Zuleger -

I recently worked with Paula Haferman (HawkinsashCPAs) and she owns real estate and works with investors. Her practice is based in Neenah. She’s been great to bounce ideas off of and understand the basics for newbies that are just buying real estate (like me). 

Also if you need an attorney to talk to, you might remember Jon Fischer. He works for McCarthy Law, he’s also been good to bounce things off of for contracts and other investment questions.

Hey everyone! 
My wife and I are working on our first investment deal, a single family property for a BRRRR investment. Does anyone in the Appleton/Neenah/Oshkosh (Wisconsin) have a general contractor they would recommend? Preferably if they are geared towards rental property (not higher end fix and flips), but at this point we are starting from scratch so any recommendation works! Thank you!!

Hey Leonardo,

I'm also new to real estate investing. We are looking at a property now to begin a BRRRR and we will be using cash from a private source (family member). We can therefore bypass a lot of the high interest and contingencies with a hard money lender and they are willing to work with us if our timing doesn't exactly work out, such as having only one year or 6 months from purchase to refinance. Not everyone has access to family members for that, so our situation may be unique. If you have other questions let me know. Good luck!
