Looking for a long term real estate investment, that I can generate 12%+ annual rental returns. I would also like a property that would appreciate at least 2% annually. I want to diversify in a couple different locations and would be willing to spend 250,000-500,000 in each location. Any suggestions on what I should start looking for?

What do you fellow BiggerPockets members believe the best cities to invest in rental properties are? From my experience and research, I currently believe the top 3 cities are 

1. Atlanta, GA

2. Indianapolis, IN

3. Jacksonville, FL 

I would love to hear everybody's opinions on this matter!

I am interested in purchasing some rental properties in Jacksonville and Indianapolis, or anywhere in Florida and Indiana. I am a first-time investor and would be very interested in any real estate, property management, and contractor referrals. I plan on purchasing 1-2 homes monthly in 2018 and would love some input from seasoned investors.
