I'm on Iliff and maybe a half mile east of Peoria, so not far off @Rick Watt. If there are any nearby meetups, it'd be great to meet with fellow followers of BP like yourself. If I can't find a local group, I'm thinking I'd set one up. Yesterday when I tried to find a meetup, I could only find one in Littleton. Needless to say, I will be going to that one in mid-November.

Hi everyone!

New to the forums, moved to Denver 3 years ago from NYC, and just got into a house-hack duplex townhouse with my fiancé in Aurora, so I've got the itch. We did get beat up though while trying to buy during the 2017 summer buying season, losing out on many other properties to cash deals before reaching a bit for the townhouse.

My day job is at Charles Schwab. I got my finance degree from a small city university in NYC called Baruch College. Since the day job is mostly process based and leaves me with some capacity, I've been able to listen to over 45 hours of BP in the last week and a half, and have just been enthralled by the depth and breadth of knowledge available there and on the forums.

My fiancé and I always have the argument about cash flow vs. appreciation, so I'm excited to learn and share victories or losses with the rest of BP Nation as I begin putting more effort into building generational wealth through real estate!

Great idea. While looking for my first tenant the past two months I realized that so many people post onto Facebook Marketplace. I wouldn't have thought that someone would try to sell a house there, but it seems so obvious to use it as another marketing tool. Following the thread to see more perspectives.

@Rickie Mincy makes a great point about processing tenant leads using Google forms.

Just bought a townhouse on Iliff east of Peoria, and have been looking for electricians to address some shorted outlets and lighting issues we're having on the 16 foot high cathedral ceilings.

I handled all the painting and flooring myself at this time (painted with my father's contracting business for about 10 years in NYC).

I've started reaching to my network for contractors of all types so I'll be sure to refer back here and share. Hopefully you've found some referrals by this time!

The range of viewpoints on the market are appreciated too. I’m at the stage where I’m learning to analyze/identify deals, and planning a trip to Pueblo in the first weekend of November.

@Brian Irk I'm bumping this thread because I'm studying how to structure an LLC as well. My thought process brought me to the same point as you: talk to the bank about the transfer to explain the mortgage payments are still flowing. Would be great to get some affirmation on that being the right way to go.

@Robert Herrera, you may be getting a lot more notifications from me as I pour over the threads for references on Pueblo. I see the same positives you've mentioned in this thread, and I'm pretty sure I'm doing diligence on the same duplex you mentioned due to the seller financing option on it.

I just posted a new thread with these same questions, so thanks for getting the conversation started @Matthew Soll! Commenting quickly while at my day job so I can come back and review all this great insight.

I'm convinced Pueblo is on an upward track considering their real efforts to improve the community and drive down crime, and it sounds like many others saw the inexpensive property values as an attraction. Looking forward to learning more from everyone here!

Hi everyone!

New to the forums, moved to Denver 3 years ago from NYC, and just got into a house-hack duplex townhouse with my fiancé in Aurora, so I've got the itch.

As I started looking into the market, I've made the rookie move to look at the least expensive areas. I've been to Pueblo previously on business, and know that PEDCO (Pueblo Economic Development Corporation) is throwing tax benefits and grants for companies to move there as they try to remodel their economy. Growth has been lacking considering their goals of adding 500 jobs last year, but crime is down, and cannabis taxes are being used to drive their education initiatives at nearby colleges. The city is addressing their issues.

I've recently read that "outside agents" are starting to show Pueblo to interested buyers from as far out as CO Springs.

Does anyone know a resource or point-person that I could refer to that may know a little more about the market? Any feedback is appreciated.
