I know @Robert Herrera can attest to the returns down in Pueblo. I travelled down there last year and he was gracious enough to meet up and explain what he was doing down there. I can only imagine how much he's expanded since then!

Hi everyone,

My business partner had some guests from L.A. over this weekend, and they proceeded to destroy his bathroom.

Too much paper was flushed causing water leakage along the piping, which flooded the bathroom floor and soaked the drywall that leads to the basement laundry room.

Can anyone suggest a good local water damage mitigation contractor, and/or someone that can replace and install new drywall?

I’m definitely knocking both of these book a out by the new year, along with notes. I’ve got a few good spreadsheets as templates, and will look to modify them to fit our needs so it’s just plug and play during analysis. I know The Book on Estimating Rehab costs will be key in that. The CO market is crazy, but we need to find deals where we can let numbers to work.
