It looks like you getting good advise do not take partial payments. Send him an eviction letter for breaking the lease of non payment, if dont know what to do get a lawyer on it now. You can write the lawyer off on your taxes. Don't talk about his personal behavior, sound like a borderline.

Being an FHA loan you are required to own it one year before you can rent it or sale the house. Unless your job requires you to move, as in your case. Having two homes two house or rent. Nevertheless it's going to cost you more. Renting can be a pain in the neck from afar. I suggest you sale the place while interest rates are low. FHA loans can be assumed without a down payment. This could be attractive if you wan to just get rid of the House quickly, Good luck.

Adam, l take it this a property tax lien? Help me understand what you are saying please. You held a tax lien for "several years,interest accrued"... are you talking about taxes?  What about the redemption period, Most are three years. If you had the property for several years he couldn't have redeem the property after three years. Forgive me but l totaly confuse please help me understand what happen here. Also here Mobile we have a large sec 8 community and tax liens homes are modestly repaired and rented out to sec 8 ranging from 800-1000 per month while holding the tax lien.  Thanks

Are you willing to move? Checkout Mobile Alabama, Spanish Fort, Dephene Alabama. Mobile is growing and housing is in demand prices are not bad. Spainsh Fort & Dephene, Fairhope Al. All three are booming. Currently l would say 50 homes a a week are being build in these three towns. Prices run from 200 k to one mil. I just recently purchase a home one hour from Mobile for 83k check it out. 14016 county rd 34 st Stephens ala. It going on the market this coming week.

I do invest in rural areas. Most of your sales will be FHA or USDA financing. You can find cheap homes to rehab. You also have to be willing to pay closing cost around 6k.The closing cost would be added the cost of the home sale price, it's worked out at closing on paper. So yes you can make money if the house for sale is affordable and you can make the numbers work. Kind in mind after you buy the house you will have other cost, electric, water, insurance, everything must be working to pass a FHA or USDA home inspection. Most realitor know of these loans and many can get into a home with 0 down to $1000.

Don the first thing to do is get the right mindset. It take a little energy to get anything worth while. Most people you read about flipping just didn't wakeup one day and say l think l will flip a house. They worked at it, they have passion. You have to have passion in your desires. Start working on your mind first. You want to be an overcomer. You want passion in your life for what you want. Build a foundation of understanding about flipping, home loans, whole selling homes whatever, build a foundation. While your studying look up some properties and work out some numbers as though your buying the house. Setup a home office and learn step by step how to do your first wholesale. Work on building up cash, when you get enough go buy your first flip.

The fastest growing economy in the US is about 45 mins away from Pensacola. It's called Spanish Fort. I live here. Rents go for 1200 and up in this area. You might want to consider here. Connect and l can tell more about the area. Good move.

Depends of how old the house is. Maine has a lot of old wooden homes. Lots of rot in the older homes. Does it have wood sidin ? Does it need a paint job or new sidin. What's the roof look like, any signs of leaks. You get a lot of snow in Maine. What's is the heat source, is it old?
