I will also second Mike. Generally 6 months or more is long term, even though STRs are typically nightly rentals. I would not mess around with trying to STR a SFH. Although it doesn't sound like you intend to. Don't even consider those numbers though. I have personally done it, and I did it with my primary residence, which Maui is much more lenient about (if it's your primary, you can get the BNB permit with is much easier to get... or I should say it WAS much easier lol). Anyway we got shut down pretty quick. Which is a bummer, bc we're not taking away from housing - if we can't rent our guest room out for 10 nights a month to help with the mortgage we're not going to rent it at all. But they are strict due to the lack of affordable housing here.

Maui Home Buyers is also looking for someone to join our team! We have a constant flow of leads, but not enough man power to follow up on them all. We need help screening the leads, but mostly we need a hardcore SALES person that can meet with the off market sellers that call us, negotiate firmly with them, and CLOSE the sale! (by signing the contract with the seller at a discount). The ideal candidate will have experience as a succesful sales person, and ideally some experience in the real estate world, although this is not required as long as you have an interest in REI and are hungry to learn. We are a team of young investors including myself and the infamous @Brandon Turner that have been succesful in REI by working hard and being committed to success, you should be too! This is not a salaried position, you'll be paid either via assignment fees for each deal or by profit share on each flip completed.

Here’s the scenario: I have family who are in the trades on Maui. They are very good at what they do but the cost of living in the islands makes owning a home for local Hawaiians more challenging then a lot of places. I want to look into a way to structured a partnership with one of my cousins to rehab and flip properties where they do the rehab and we split profits. The idea being if we could do a few properties together they could put together enough for a down payment on a house. This is part business opportunity but a larger part kuleana ohana.

I would love to connect with anyone who has significant experience taking on a partner who brings sweat equity to the deal. Appreciate cautionary stories about going into business with family but that’s not really what I am seek here.

Just sent you a PM. I'm actively doing deals on Maui and have multiple partnerships in place. Happy to share a little bit about how we have made things work, and see if we're a good fit to do business together. Also happy to refer you to the other investors/flippers on Maui if I think I know someone that's a better fit (there's only like 7 of us here on Maui lol so we all know each other). 

Your theory sounds feasible. Although it's nowhere near as easy as it sounds. It's doable. I never take profits from any of the deals I do, but I did decide to take all of the profits from a recent flip and buy myself a fancy car all cash so I wouldn't have a payment hurting my DTI. The car was almost enough to be a down payment on a cheap house on Maui - So I guess my point is that if you work your freakin fingers to the bone 12 hours a day, it is absolutely possible.

@Greg Gaudet We are almost finished remodeling at this point. Demo crew wore PPE and there was a PRV done by an industrial hygienist and multiple samples tested multiple times. Stachy was actually relatively low, but still.. I never went in without at least an N95 but now it is the cleanest home in the neighborhood. BUT WOW, the story about your friend is amazing. I spoke with the remediation company and the industrial hygienist at length. Neither of them had stories like the one you tell about your friend. Thanks for sharing. 

@Lane Kawaoka it has been hardworking disrupting my career in real estate to go to Lowe's and stuff... As far as work on the home, haven't lifted a finger and we're about 14 days from finish.

 It's extremely rare, but it happens. 99% of the time most people will have cold or flu like symptoms while they are in the microbial environment. They clear up shortly after leaving the structure. But the .01% chance is the reason we take mold so seriously.
