Purchase price is 279k in the northeast. Not in a major city. Do you have equity in your current home? You could do a HELOC or get a personal loan and then loan the money to the LLC.

Thanks, ToRena! I'm on the South Shore but work in Boston. I am trying to figure out where best to invest, especially since Boston(South End, North End, Southie, etc.) has become so expensive. I think a more reasonable area is Dorchester and Quincy, in terms of value. I'm a licensed realtor so I have access to the MLS, but I haven't researched the outside of Boston in detail. I am invested in a grade A medical office building in Delaware, which I invested in 10 years ago. Cashflow is good, but some of the investors are nearing retirement age. We are trying to figure out if we should sell the building. Has anyone seen any Grade A medical buildings in Delaware recently sold?
