Starting out you will need to have some money in the game. I use hard money and pick and choose my houses and am usually 10k out of pocket up front to close on the house. All the rehab money is escrowed and then need funds to start the work. For the first house I used lowes and home depot accounts. When you first sign up they run deals for 0% for 12 months. Put things I need on the cards at no interest and then take out draws.  I put 10k on the card I get a draw for 10k and pay off the card. This way I have no remaining balances on the cards in case god forbid something would happen to me. If I have to give the house back for some unforseen reason I don't have a pile of credit card debt waiting for me as well. Just my initial deposit and whatever interest I have paid up to that point. Just my opinion.

Right now in the Central Florida area it is tough to find houses under 100k that would work for a fix and flip. You might want to try the outskirts. Deltona, Eustis and Winter Haven. These are also areas that if you get stuck holding a property it should rent well.
