Google voice. I have had county officials call and yell at me and I have had them actually call to buy the house. You will learn the areas that you can't put them out in do to all the complaints. The way I look at it people would rather stare at a house falling over and an eyesore in there neighborhood instead of some yellow signs every now and then. The purpose of those signs is to fix that house so it is not an eyesore in your neighborhood and make a little money while doing it.

2-5k makes me nervous as well and I run a wholesale office. We have put those numbers out on our houses before, but that has been for someone that is looking to buy and rent the property out. Mainly 2-5k covers paint, fixtures and other little items. I tell all my clients and agents that if we all walked in a house together the majority of us would come up with different numbers. Everyone sees things differently and the rehab numbers will vary. Some neighborhoods will dictate higher end materials while others won't and we can help you with that. I am doing two houses right now myself. One is in Sanford and one is in Tavares. The one in Sanford is getting laminate countertops and your basic tile. While the Tavares houses is getting granite countertops and a little bit of an upgraded tile. For comps please don't look at zillow or trulia. There numbers are off and outdated. We use sales from the MLS and another program. We pull similar houses that are renovated and go off the numbers of those to get our ARV (after repaired value.) Zillow throws any house that pulls up and does not filter if it is beat up or renovated. For the most part the wholesalers in Central Florida are pretty honest. You will run into a bad seed every now and then, but they usually don't last. My office goal is not to deal one deal and be done. Repeat business and the growth of our company depend on the investors success not our own personal moments of glory.

@Melissa Hasan Everyone on here is correct about the Orlando market. The main thing I tell the investors who worried about the spreads is to look at days on market for the comps. Your spread maybe a little tighter than you like, but your chance of turning your money and making it work for you is higher than some of the outskirt areas. 

I purchase homes in the area as well as run a wholesale office. I close all my deals with a hard money lender in the area. Some people complain about fees, but it allows me to be in a house for less cash out of pocket and the numbers still work. Good luck!

I have a company that I buy under. It was setup with advice from my accountant. I buy in trusts and then my company is the beneficiary of the trust. Trusts are basically its own company. Each trust you can dictate who the beneficiaries are and how much ownership they have to the property. I pay an attorney to act as a trustee for me for a fee each year and she handles everything for it.
