The problem here in IF is the contractors who are good dont generally deal in the small stuff.Ive had a few that Ive worked with but dont know how they are on the communication between them and the owner. Good luck! Let me know if I can help.

Congrats on the new baby and graduation thats coming up. Its sounds like you have a pretty good plan. I know there are some groups here in Idaho Falls, I don't know what Rexburg has.

130 a square foot sounds like it may be reasonable.  An hour away in Idaho Falls spec home builders that are throwing homes up are doing about 100 per square foot. Due to the cost of labor there I have seen and heard of alot of modular/manufactured homes going into the area.  I know it doesn't sound the most appealing but I would also look at that as an option (they aren't all ugly) and at least crunch the numbers.

Im an architect and realtor and think its a great idea.  If Atlanta is where you are planning on staying long term then it could prove even better. It will take work and dedication but could also be much more fruitful then a part time job on campus.

I wish that I had gotten my Realtors license while I was in school.

I just happen to be a REALTOR, you don't have to be though.  You can sell and buy properties on your own or you can use a REALTOR.   There are so many options of what a real estate investor can do.  I think as you dig into the website you will find that there are many different ways to go with it.  Also listen to the podcasts from Bigger Pockets!
