We look at about 150 plus properties a year, bid on maybe 40 of those and get about 15 - 30 liens a year.  We have ended up with between 3 and 9 houses a year.  A typical house buy for us in Indiana and SW Michigan is less than $5,000.  So we are looking at a lot of houses and waiting for overlooked or houses that scare most people away.

@Anastasia Jordan Don't you think it is hard sometimes to tell what may be abaondoned and what may be still lived in but in OMG this is bad condition?

Just thought I would post for those interested in tax sales.  I attend several auctions a year and buying houses via tax sales has been the most profitable way for me to consistently purchase homes.  So I am sold on the process.  However anyone who jumps into this has to be aware that you are going to end up with houses with people still in them from time to time.  knocking on a door to explain to someone that you own their house and what is coming down the pike is difficult.  We do that and give people the option to rent, buy or leave the house prior to eviction based on the residents circumstances.  Generally it has gone well.  In the last two years we have had five of these.  Two are good renters, one is buying the house, and one was evicted.  The last one is the reason I am posting today however.  We gave the resident the option of renting below market of being paid $500 to leave the house prior to eviction.  We know this is an extremely difficult time for the resident so do want to make it as easy as possible for them.  Just so you are prepared for if this ever happens to you, today I received a call from the last one.  They said is was a crook and a fraud.  I have heard that before, however they ended the conversation with, "if you ever return to this house I will put a bullet through your head."  That one shook me up a bit.  I can't wait to meet them at the eviction.  In any case, you can make a lot of money on liens and tax sales, but the cost for that is the people and legal part of it.  Just make sure you know the legal or get good attorneys and be ready for the people part of tax sales.

We do houses that are valued in the 50K range but our average investment is in the 35K range.  We can pull $700 to $725 a month up here in Northern Indiana.  The risk that I see is in capital replacement costs.  a roof is a roof regardless if rent is $450 a month or $800 a month.  Same with cleaning up between renters etc.  I know others who do those houses and I am sure it works, but expect repairs and capital and turnover might be a bit worse than other properties.  That's my two cents in any case.  Good Luck!

We use Indiana Farmers (and have several so have a commercial policy) and are between $300 and $400 a house fpr homes valued on average between 50 and 60K.  We can get up to the $600- $700 range for some one off properties.  I can send you my agent's contacts if you PM me.

@Helen Torres is probably your best bet Khalif.  I primarily do St. Joe, LaPorte, Elkhart, Marshall and Stark and a few in Michigan as they are all near me.  If you have any questions though I am happy to throw my two cents in.  Good Luck

@John Doolin.  Yes you do nothing until the redemption period is over.  Is it over on the one you bought?

You most likely got mailings after you bought the liens as I always get mailings from people who want to do the notififcations for me.  If you shop it you should be able to get it done for 700 or less a parcel.  Lots of attorneys do this work and it is pretty simple for them.  Just find someone who already does it.

Meridian Title does do title clearing but it is way more expensive than an attorney will charge you.

That is just the reaction she uses to push you back away.  Ignore her and file the papers.  I don't know her but I know people just like her.  She will be "losing it" with her next landlord to and the faster you rid her from your life the better.  Good LUck
