Thanks for the prodding.  I am embarrassed to say I did nothing with the house over the last year.  The old residents are still living there.  We had plenty of other houses to do so I was not in a rush but maybe I was just making excuses.  Back when I did send a letter letting them know that we would be evicting in the future and that if they moved prior and gave us keys we would pay them.  They never responded to that letter and as of Friday I finally sent the tax deed and the retainer to an attorney in that county so they can file the eviction.  I'll let you know if anything happens out of the ordinary.  It may sound paranoid but I also bought a 9mm and applied for a concealed weapons permit.  I grew up around guns and was in a couple of different branches of the military years ago so that is not a huge leap for me but think I may feel a tiny bit more comfortable having it if I am at the house.  I may do the eviction and let it sit another year or flip it too just be done with it.

Good luck at your auction. I will be at the Elkhart auction on the 29th and have purchased liens in Kosciusko County in the past. Last question first. Yes you get the 110% or the lot. I think you may only get 5% on the surplus though I don't know specifically anymore as we only buy liens for which we think we will get the house. The return is good so there is no down side though. We just make more on houses we get. Our strategy is to look at a lot of houses. for the last auction we looked at between 50 and 100 and for Elkhart we are looking at about 40. Although we have purchased very expensive liens in the past we now limit ourselves to around $20k, but most all of our liens are purchased in the $5k range. we are really looking for houses that are overlooked. In St Joseph County we only ended up with 2 but the total for the two was $6150. We are looking for houses that are in decent neighborhoods and are empty though we buy occupied homes as well and that need some work. Houses that don't need work in my opinion tend to go (my guesstimate over the last several years) of about 40% of ARV. One more thing. I attended three auctions before I actually got a house. I paid $3,000 for it and sold it for $12,000 and bought another for $15K and sold it for $25K. So tax sales have worked well for us. We now own 30 houses in St. Joe, Elkhart, Marshall and LaPorte Counties in Indiana and Berrien county Michigan and attended our first auction four years ago.

It's a numbers game.  If you can't find he owner move on to the next bunch of houses.  You can try mailing to the house.  If the mail is forwarded somewhere your letter will get to the right person.  Also where I am they will show if the property tax bill goes to a different address.  I have found owners that way.

I use a local attorney.  It is a bit less than $250.  We buy a lot of tax sale houses so we use them to quiet titles as well.

If your not ready to start the work, I would give here the time.  And I bet she would pay a little more for that so you win that way.  I get that this is a business but don't think what your doing takes away form "treating this like a business."  You have to be flexible and it sounds like that what your being.

I would just get rid of the shelves and not spend any money replacing them.

I work on houses all the time - I like the work and spent 20 plus years as a CPA so for the last few years the change of work has been great.  I also have people so at this time we are working on 3 houses.  I work on one and the other two guys work on one each.  If I was not doing this I am not sure where I would spend my time.

Agreed with the rest, the margin is too tight but I made zero on my first flip so if you walk out with a bunch of knowledge and some profit, life is good.

All the advice on getting a property manager above is on point.  I manage my own and expect you cannot do to location, but I have family that uses property managers.  What they would tell you is that your primary job in real estate now is to find and manage your property manager.  Most of them have had to replace and churn through managers to get the one's they have now who do good work.  Good Luck!

let me know if you will go as far East as LaPorte.  I have a very good flip candidate house there that we have not gotten to yet.  I have partnered with one other person  (a former work friend) and the house turned out great.  He is in Elkhart though and too far away from this one.  We also do houses in South Bend, Niles Mi and surrounding.  I would be happy to meet with you as well if you want to take a look.  No pressure, I just have more houses than I can get to right now and my last partnership worked out very well.
