If you are looking for good cash flow Cleveland is a great market.  Depending on  your budget you can get in for $30K (C neighborhoods) to $100K (B neighborhoods) and have rent of $600-$1100 depending on neighborhood and beds.

If you are looking for appreciation I personally don't think Cleveland is a good market.  Buy and holds in the $30K to $100K range hold steady year after year they don't appreciate much.

Investing in C-neighborhoods I have found that getting tenant to pay on time, and to keep turnover down takes a lot of work, your screening process must be amazing; how do you keep such good paying tenants?

Make sure you don't let all those degrees get in your way! It is easy to get paralysis by analysis when trying to pull the trigger on a RE opportunity. There is so much to learn, it's endless, so you just have to make it happen.
