@Kenneth Garrett "MY SFH average 400+ cash flow and MFH cash flow 250+ per unit." That has to be before deducting the mortgage?

@Edrin Shamtob I have worked in the Akron market, there are definitely good cash flow properties, but as @David Terbeek said appreciation may be limited.

You do not need a RE license to manage your own properties in Ohio.

As @Ryan Arth and @William Goodrich noted there are no REIA's in Wayne County. I will ask around to see if there are any other meetups in the area.

Everyone thanks for your input.  I did talk to the tenant and we are working something out.  As I said, tenant has been good so I decide to work with them.

Cleveland, Ohio rental.  I have a tenant that is late on May rent, it was due on the 1st.  Since Friday the 13th I have e-mailed them each day and sent 4 or 5 texts.  When I called them this morning message said "person you are calling cannot accept calls at this time, sorry for any inconvenience".

I live an hour away from rental.  Before I head there should I try anything else?  I do have contact information for a parent, should I call them?

Until now they have been good tenants, I really, just want to talk to them to see what is going on. Should I send them a registered letter (3 day notice to pay)?

I appreciate everyone's time.
