@Zach Quick how do you deal with potential transients/ increased activity with the cheap locker units (which is ok with us as long as it doesn't become a problem but the issue is by the time it is a problem I heard it's kind of too late).  I had one guy suggest only doing a small handful of lockers and doubling up the lockers for 3' x 10' instead of the 3' x 5' we were thinking of of to drive up the unit price.  What kind of demand is there for an oversized locker, not sure.

@Zach Quick Yeh I'm very confident there would be demand for lower priced units.  I guess a bigger concern is liability and potential issues of transients.  Curious as to how this might have worked out for other operators.  I know Public Storage and Extra Space have these units in a small handful of their facilities in the area and plan on taking a quick trip out to them to chat up the managers at some point.

Anyone have experience with these small overhead units?  They are typically accessed by rolling step ladder.  One thing I hear is the major liability issue from ladders tipping or people falling carrying stuff into their unit but we do have a space which is 14'-6" high which is why we are considering building these out.  

Any thoughts appreciated on the risk involved and what people lease these units out per sf relative to the units below.

We migrated over from Storage Commander (which was fine once you get used to the funky platform but we wanted some additional functionality and liked the interface w the website) to Storedge.  I like the platform but the migration process has been a nightmare.  They really half -assed the data transfer and there are LOTS of things wrong and we are having to running both systems in parallel to make sure the data is clean in the new system.  I am working with their implementation team and hopefully we get this sorted out soon.  Worst case scenario, we just go through manually to clean up the data (rent increase dates, some of the rents are wrongly priced, move in dates are wrong, etc.).

Basically this is a retail condo.  I was thinking maybe there would be more interest by operators if they knew they could own the space as opposed to leasing it.

Once COVID is over, we are looking to lease the ground floor of our 4 story building for food retail/ general retail.  It's a small space only about 6000sf but in a good area.  

I was wondering instead of leasing the space whether anyone has instead sold the retail space in a multi story building or multi building complex only with a seller-financed option so to attract more interest.  

Understand that a lot of this is subject to how the respective city looks at subdividing a property but let's assume they do allow it.

We have about 1/4 of the units vacant and wondering people utilize either of these two.  We are doing Sparefoot but I hear a lot less about 

www.Storage.com, www.USstoragesearch.com, & www.StorageUnit.com.

I guess the big question is whether we would be paying for customers we might already get through Google anyways.

Larger industrial businesses a lot of manufacturing/ import-export warehouses and stuff like that.  This industrial area has a lot of contamination so dampens value so was thinking perhaps there was a play here.  I haven't really gotten down to analyzing specific deals yet but the general area is not fully utilized.  It's really hard to find vacant land or unutilized land in Southern California anywhere near highly populated areas.
