Selling ground floor retail space in multistory building?

Once COVID is over, we are looking to lease the ground floor of our 4 story building for food retail/ general retail.  It's a small space only about 6000sf but in a good area.  

I was wondering instead of leasing the space whether anyone has instead sold the retail space in a multi story building or multi building complex only with a seller-financed option so to attract more interest.  

Understand that a lot of this is subject to how the respective city looks at subdividing a property but let's assume they do allow it.
