Great meetup last night.    Thanks so much for putting it on Anson.    I received a lot of great information and met some very knowledgeable people.     I look forward to seeing everyone next month.

Artists, gays, hipsters. 

That's the formula that most depressed urban areas follow.    Artists will first move into an area because they can find lots of space cheap and they don't seem to be as bothered by crime and other problems (see SoHo in the 60s and 70s).    Next gay people seem to follow because they can spot a good deal on the rise.   They tend to beautify the area by fixing up properties and maybe even opening businesses.    Then it seems like the hipster and the yuppies finally catch on and prices begin to skyrocket.

I'd say find out where really hip gay people in your area are rehabbing houses.    You'll probably be about 3-8 years away from a lot of dough.

100k a year for two houses ain't bad! Denver seems to be a difficult market to me, though I don't have the history to tell you if it's better or worse.

@Grant P. I'd love to hit central Denver and do a more extensive flip but I don't have the capital for a $300k+ property (and rehab) right now. I'd like to talk to you about finding a place in the 100s to flip and start building up a bankroll for another property.

Welcome Sebastian, I'm also a new REI to Denver and have been looking for clubs to join. I noticed a post in another thread about a club that's meeting on the 25th, I can't remember where but a search should yield a result. There's also a Denver sub-group on this board.

What are you interested in doing, maybe we could get together.

What do you guys think about Sunnyside? I used to live in Berkley and just couldn't help thinking that Sunnyside would hit next, great location, retail renovation possibilities, older homes.
