@Takira Williams if you want to truly have “passive real estate investments”, then my suggestion is that you need a PM managing your properties. The potential drawback to self-managing your properties is that if you don’t build PM fees into your expenses from the beginning and ensure that you have positive cash flow, you may never be able to convert over to a PM and still have a cash flowing property. You’re building yourself a job.

@John Teachout I think that’s solid advice about taking over a property with tenants in place. It’s easy to compile that list and pay out improvements as your reserves increase over time. Good idea.

@Jakobe Smiff there are certainly different goals with owner-occupied multi-unit housing. If you are able to cash flow while still renting the 4 other units, of course that is the desired approach. Secondarily, if you can live for free due to the other units covering the mortgage and expenses, this is a great house-hack. However, a negative cash flow each month where you are "making your money" through "hopeful" appreciation in the future, isn't a solid investment in my opinion.

Hey @Chris Billington if you're looking into the Greenville market, Andrew Pair is a good guy to reach out to. Realtor in the market with rentals of his own, he definitely knows what he's doing in terms of where you want to be (paths of growth, easy rental markets, student housing). Easy google search will get you in touch with him.

Hey @Lee Ripma , that is incredibly helpful and super insightful. I think that's a great point about the characteristic of scale. The core foundations remain the same as you approach, with increasing levels of details and checklists to run through, however, the crossover between types of property continues. 

I really like that idea. I think it goes back to the the other truth that if you do certain things well on a small scale, that just because you move to a larger scale, it does not mean that you have to change those things that you have been doing well and focusing upon all along.
