@James Pearce find a partner you can trust

- someone who needs the capital, but has all the experience with investing and management. Go 50/50 on everything. There is way more upside for you with that based upon the goals I see you having. Just my thought. All the best.

@Brooklyn McCarty agree completely. Keep instant book on. Keep the night minimum to what makes sense in your local market - during the off season at the beach we drop ours to 2 nights because people come down just for the weekend. Don’t worry about not being able to see their pictures. Require them to have a picture and a identification as part of their booking. And definitely do not cancel their reservation after they have booked. That’s the primary criteria for Superhost. Hope this helps!

Hey everybody - trying to help a friend out and am looking for solid recommendations for an investor friendly realtor in the Charlotte area. Need somebody who is okay working with someone who (1) is not as experienced to date and (2) who isn’t local to the Charlotte area. Realtor also should know the surrounding areas/paths of progress and growth - mooresville, Statesville, Matthews, . Huntersville etc.

Also would be beneficial if they had experience with a property management company and/or contractors in the area.

@Joe Garretson hey Joe - lived in NC all my life and invest in 4 different markets here with STR (Emerald Isle/Atlantic Beach/Wilmington) and MTRs(Fayetteville). I'd hold off on investing with that amount of cash.. But not hold off on finding the market where you'd like to be. At the same time, start really trying to see in 6 months - a year how much you can add to that amount/what connections and systems you could have to hit the ground running. If you are able to spend this time saving and also locating the exact market you want to target, the exact neighborhood sometimes even you want to be in, then when you have that bit more cash you'll really be able to get going. STRs take WAY more capital than you forecast, and the first one, across the country, is going to have expenses that you can't expect. Hope this helps! @JJ Williams Hospitable. That’s what you’re looking for I think. Their messaging works seamlessly with VRBO and Airbnb. Calendar view is also the best I’ve seen. They’re beta testing AI responses as well. Have custom canned responses, scheduled guest messaging, scheduled guest reviews. It’s fantastic.

@Bruce Woodruff if you own it free and clear then I would suggest a cash out refinance. Even with rates right now where they are at, so long as the numbers make sense, pull out that money tax free and use it to purchase that MF you’re thinking about. Your cash flow will obviously decrease but your cash on cash return will skyrocket as you don’t have that much cash stuck in the deal anymore.

@Suchithra Ramachandran manage it yourself - watch @Luke Carl ‘s podcast - leverage technology - differentiate yourself - and it isn’t nearly as big a deal as people make it out to be.

Hey all - for a hot tub and STR - are you requiring guests to sign any sort of waiver prior to checking-in AND/OR posting signage around - you should not be pregnant, intoxicated, under the age of, etc..

@Tony Green I have not to date, but think it is a very solid strategy! I’ve seen others use it. Definitely something interesting to think about.
