Dave Ramsey will never advise to leverage debt. If done right debt leveraging is the greatest tool real estate investors have. Where else can you spend $20k cash (sometimes less) and control $100k of a tangible asset? As long as you aren't too heavily leveraged and have positive monthly cash flow you SHOULD be okay. In the event of a downturn, people still need places to live, especially if they can't qualify to buy a home.

I would wait until the listing period has ended. Not only could you get into some trouble by interfering, you also don't want to be known as someone who "steals" deals or undermines RE agents.

As I am meeting new investors and learning their stories and strategies, I'm learning that investing out of market is happening more and more. One thing a lot of them say is that they like to personally go to the property at least once before purchasing. And obviously great property management and other key team members in the area are crucial as @John Warren was mentioning.

Getting reliable and trustworthy team members is the hardest and most important part to investing virtually.
