Before I begin I would like say, this BiggerPockets community has always been one of the best tools I’ve ever used in terms of getting advice from likeminded individuals not only in my small community, but nationwide. I appreciate anyone and everyone who takes the time to drop some knowledge bombs on a young entrepreneur! 

Last year I was enrolled as a Freshman at KSU studying Business Administrations. After lots of consideration and many stressful hours of plotting and thinking, I have decided to drop out of college and begin my career in the real estate world. (The cost of college after 1 year was completely absurd to me.) ~ $25k a year while living in a 10x10 room with roommates  

Now, I’ve dabbled in the real estate world a bit before. In high school I became VERY intrigued with the idea of Wholesaling properties and potentially buying rentals. (Managed to meet with 5 or 6 homeowners, never secured a contract..) 

This year if I am not going to college, life starts. So with that being said, I need to get a job in my local area (Manhattan, KS). I’ve spoken with a few of the realty companies around but I am not 100% sure whether or not SELLING real estate is what I’d like to do. I’ve told a few of the realtors that i would like to be an assistant or even just someone who can bring them coffee in the mornings and pick their brains.  Not sure if anyone has some input on my situation. 

Questions:

- What job position(s) do you think are best for someone who would like to become a real estate investor in the long run?

- Does anyone in the Manhattan, KS area know of any investor/realtor that is need of an extra hand?

- Is an assistance position something that realtors need?

(I am currently living in Wichita, KS, but I am moving back up to Manhattan August 1. Signed a lease last year before realizing I wasn’t going to be going back to college.)

Parents just tried to get pre qualified this week and since they already pay a mortgage for the house we are in now the bank won’t give them another. Is cash only option?

So I am a 19 y/o from Wichita, KS and I am attending college at Kansas State University. I have a little background knowledge in REI from a brief attempt at wholesaling properties in Wichita about a year ago.
After spending a year in the dorms, I learned of the ridiculous prices we are paying in the dorms and my first thought was to get a house and start house hacking! 

I am running into the issue of having NO CREDIT. I am in somewhat of a time crunch as we will be going back to school in August and my buddies are almost counting on me to come up with the property. 
I have already considered private funding to “go around” the banks and pay for the house that way, but I am here asking if anyone has any insight into what may be the best option for me in this situation. I have cash ready for a down payment, but not enough on my own to buy a property outright. 

Any advice will help, thank you in advance.

Great episode! Just listened to it today while driving for dollars! 

Learned a lot of good info, and really enjoyed learning about the rubiks cube strategy; seems like a great way to make follow ups easier and more memorable.

Welcome to BP @Lettie T. ! Excited to see more fellow Kansas investors get started in REI.

Also, what are the methods everyone is using in the rural areas? I have been looking at a few properties of the like, and wanted to see what everyone thinks.

I am also an aspiring real estate investor from Wichita. I am 18 y/o and currently trying to soak up any information I can find. I am most interested in real estate wholesaling at the moment due to its low entry fee. I will be attending next months (October 2018) REIA meeting and would love to meet some of you there!
