I have a partner with some of my brrr properties. Although, I had been doing flips and buying rental properties prior to taking on a partner. He provides all the cash needed and I provide the knowledge to find, rehab, and rent. We split everything 50/50, cashflow and appreciation, typically we get most of the cash back when we refinance and that goes back into the company to buy the next property.

Does Roofstock provide the initial purchase loan or are you using a traditional bank for the purchase? If you are using traditional bank then they will preform an appraisal and the bank won't loan more than 75% of the appraised value. Therefore you have a little safety net, just make sure your deposit is refundable if you can't get favorable financing.

 I don't know who the person is that lost the property at the tax sale. It happened back in 2009.

Hi all,

I recently purchased a property with a house on it that included the vacant lot next to it. The prior owner received the lot from a tax sale in 2009. They did not do anything with the property, just left it vacant. When I purchased it the title company would not insure the title so I started inquiring about doing a quiet title on the property, I would like to sell it to someone wanting to develop it. Recently I found that Meridian Title has a product called Tax Sale Certification where they will issue a title policy in 10-15 days but the fees are higher. Has anyone used this product? Did you or your buyer have any issues when they went to sell the property? Thanks for any advice.

Hi All - I had a contractor add flashing to a rood based on an inspectors recommendations. The inspector pointed out that where the porch attached so the wall of the house needs flashing. The contractor used this flashing material https://m.lowes.com/pd/Peel-Seal-Instant-Waterproo... Is this flashing product good or is another material better?

What ever you decide you should talk to your tax professional about doing a 1031 exchange. It will defer your taxes on the gain.

Make sure you have a lender on the back end lined up. $70,000 may be below some lenders minimums.
