I am selling a couple properties that I own. I have a couple buyers interested in the properties. I am going to be contacting their lender they provided on the proof of funds. Can they provide me the seller an information about the buyer? Also, can they provide me information along the way to ensure the transaction is moving smoothly on their side? I want to be sure I select a buyer that can and will close on the property.

I am currently rehabbing an older house in Indianapolis. I am having some issues with the foundation. My contractor did some foundation repairs that were inspected and approved by a City inspector. We had the subfloor replaced, carpet and floors installed and now it appears that the house is sinking. I fell like the contractor foundation guys may not have done everything correctly and they cannot think of any way to stop the house from sinking or settling. It is part of an addition and on crawl space. Does anyone know what might be going on? Do you have a recommendation of a good foundation guy I can call to evaluate?

I had the same type of experience with another contractor and was thinking about going after him in court but decided not to because he had an Corporation and I was afraid he would file bankruptcy if i went after him. Which he ended up doing. Although, he did not get the permits he was supposed to and filed a claim with his bond company and got his whole bond. Now the bond company is probably going after him personally. I got $10k of the $20k he cost me. But i was glad to get something.

How are you able to buy them with no money down? Typically banks want to have 20-25% of the purchase price down not the sales price.
