I would absolutely seek out Gene Guarino. However, a property manager is dealing with the property itself, so the management of the property doesn't take much more than what a regular property manager does.  There are "house managers" who deal with the residents and their needs, but a property manager is different.

Yes, you can find property managers to do this.  I believe this field will be growing as more and more people open single family AL homes.

And there is also a growing field of investors buying the real estate and turning it over to an operating company turn-key ready for a premium rent.

Where are you located?  I may know an operating company who is looking for an investor to buy and rent back the property to them.

I am looking for my second property at present. If someone reading this thread is looking for a house to rent to me, and gives it to me in return she can dish, I can pay above market rent. Houses I am looking at require anywhere between one to $2 million, unless someone wants to get a mortgage. Then it would obviously cost less.

I am in the process of readying my first senior memory care home in Ridgefield Connecticut. I will have five residents with two daytime caregivers and one a week night staff.

18 Bed assisted living facility.  Room to increase rents and to add 2 more beds.  $748,500 all in.  With a 10% down mortgage, all in is $163,500 making it an over 30% cash on cash return.

We've spent over $100,000 already on entity structuring, training and legal fees in CT figuring out how to make the single family assisted living/memory care model work in CT.  Now we need a partner or two to buy the first house and get it up and running.  Extremely lucrative model.  Earn a very generous return and possibly get a share of the monthly net income too.
