I'm not sure if there's an alternative, but I'm working on creating a home in CT and there is NO requirement to install a fire suppression system, but I'm doing it anyway.  It takes seniors longer to move.  I'll sleep better knowing they're safer and their families probably will too.

Bought a 6 unit building for $1 (aND the bank gave ME a check for $95k at the closing)

No, but I've been looking for someone to do just that for me here in CT. Rent the house to me, NNN, so I can operate a memory care home.

I am hiring out the management of my first home in CT for the first 6 months so I can focus on building the business and figuring out systems.  I do know someone who owns several homes in the Dallas area.  I don't know whether he would want to manage something he doesn't own, but it wouldn't hurt to ask.  Let me know if you'd like me to ask him.

You can always just own the real estate and rent it to an Operator who runs the facility.  You should be able to get higher than market rent for it too.
