Post: Property Management and MLS

Hey guys, I'm a property manager here in Nashville and I'm considering joining MLS to help get some more attention on our available properties.

I was curious if any other property managers have gone this route, and if they had any tips or advice. I'm still weighing the pros and cons and trying to decide if it will be a good fit or not.

Thanks!

Hey Kincaid,

Its great that you're getting involved and trying to learn more so early. I'm impressed by your initiative and drive. We have 5 core books at our company, and I think one could be helpful. The One Thing by Gary Keller, who founded Keller Williams, is very helpful is prioritizing and business in general. Also, John Maxwell does a Youtube series that has a lot of great information about the property management side of things (what I do) if you're interested in learning more.

Looks like a great time! Looking forward to meeting people.

I tried boxbrownie out and it was so helpful! Thanks so much for the advice!

I'm working with rental properties here in Nashville, and it doesn't make sense to stage them when people are looking to rent unfurnished. Still I think it would help with listings for people to be able to visualize the space. Someone suggested I use virtual staging for photos, and looking into it, it seems like a great option.

I was wondering if anyone had suggestions or recommendation on who they've used before, and tips about the process. Thanks in advance!

Hi Jeremy! I'd say it's looking strong! We're in the rental segment, and have been growing quite a bit lately. We're seeing more houses leasing quicker than ever. Overall I think its a great place to invest in right now and is still growing at a rate that you could get in at the ground level.

Hi Colin. We use a great app called Happy Inspect that walks you room by room through the home and tells you things to look for and have on record. It lets you to make notes on things you think need work, and take photos to be compiled into a report. If you're starting out on your own, its a great and easy to use tool that could help you in getting an idea of the work that needs to be done!

We do a lot of rehab work here in Nashville, so I'd be happy to talk in more detail as well! Feel free to reach out.

Incredibly impressive! Great to see such entrepreneurial spirit in TN!
