I personally do not feel comfortable yet wholesaling anything lol, If i had a mentor okay, but solo at the moment feels risky.

@Lisa Phillips Thank you so much!! thats is very inspiring coming from someone so near to where I live. I use to think starting in the DMV area would be so difficult, but it can be done and I will do it. I may not have that support or positive people around me in the flesh, but I have encountered so many good people on this forumn in such a short time that its amazing.

Now I THINK its a good buy, and maybe I can talk them down to 100,000 or maybe I should just be patient, because one thing I have seen said before is there are always more deals.

Im reading up on how to get that 5000 actually, if I save I can have it in 2 months, currently im rolling with only a 1000. I feel strongly about the property, definitely going to have to find a way.

So after reading, blogging and watching videos, I have learned I could go for a FHA loan, get the property, live there and rent out the rooms and live rent free. My major concern is, I do not have 5000 dollars to throw down for a down payment the property is a 3bed 3bath and RIGHT next to the college I attend, well attending next semester lol. Do I double time to get the money, or be patient and keep studying? Honestly, what would some of you do? After everything is said and done the cash flow is only 300 a month.

How do you overcome the doubt that those close to you instill in you?? I am very nervous about asking this question because I have had a few people tell me if your wife/spouse/Girlfriend/ or fiance can make you doubt yourself, then you have no place in investing. Personally its not more so doubt in myself, but the fear of failing in a loved ones eyes.

Names George Pemberton, Im freshly 24, from maryland and have been researching real estate investments for the past 4 years. Only recently have I fulled delved into my studies and feel confident enough to go out and purchase my first home. Only thing holding me back, is that I still feel Im missing something, plus still cant figure out if something is a good investment or not.
