Michael Quarles those recordings are funny. I have actually had a lady get a lawyer to write me a letter to tell me to stop sending letters to her. I am like J Scott where I could have argued with the lawyer but I just took them off my list. Makes me laugh the lengths people go to.

I hope someone comes up with a good answer. I have searched online a lot and found nothing. I like to use the greeting card size envelopes which are now $.12 each...ouch...at Office Max. They are $.10 on line at least last time I checked. Staples once had an online special for $.05 each and I bought thousands which I have now gone through. I'd sure like the name of your supplier Michael Quarles if you are willing to give it to us.

Property is still owned by the deceased and the personal rep is selling. I had a good discussion with my title lady today and willbe staying away from buying subject to the lien. She said the state can give oyu a current pay off and how much interest will accrue, but when it comes time to sell something else could easily be added to the lien amount.

Thank you K. Marie Poe. The lien is against the property the decedent owned. I will call to find out the balance and interest. I have this question into my title person but even if the lien is open, once the property changes hands the property cant be subject to a lien from a previous owner correct? I understand that Medicaid can "look back" 3 years but again wouldn't Medicaid go after the heirs that sold the property once it is sold for any money they received?

K. Marie Poe the lien is for medical services.

Bill Gulley you make some good points and i will call to verify the payoff and per diem.

The lien is 75% of the purchase price so I am thinking a little less risk and cheap money until I sell. I had better check to see how much the State will charge me for using the money.

I am looking at a property that has a lien from the State Of Utah dept of Recovery Services on it. My title lady says she can close subject too the lien and the seller is OK with it. My intent is to resell in a few months which will satisfy the lien. I would like to know the ramifications form the State if I did this or any other input.

melissadata.com or leadlist.com for absentee owner and such. blackbookdata.com for 30/60/90 and other direct mail leads. There are others.
