Sub 2 A Utah State Lien

I am looking at a property that has a lien from the State Of Utah dept of Recovery Services on it. My title lady says she can close subject too the lien and the seller is OK with it. My intent is to resell in a few months which will satisfy the lien. I would like to know the ramifications form the State if I did this or any other input.

    Question is, are you okay with it as the buyer (of flipping it to another)? The seller will be required to give good title and you can close subject to, but be careful how that is written as your subject to could put the burden on you to your buyer.

    I always call and get a payoff to release any lien, I also want the per diem interest or other penalties so that I can comput a future closing. Knowing that you'll know what amount needs to be paid and then if your deal will work, either you paying it, the seller or even the next buyer.
