Welcome Todd! You're in the right place. I've only been active on BP for the last week and I'm pretty blown away by how quickly I get answers to my questions. My advice is, if you can't find the answer in the blogs and articles, post a questions here in the forums.

While you listen to as many of the BP podcasts as you can I would suggest reading these:

Book 1: Rich Dad, Poor Dad by Kiyosaki

- this will inspire you to learn more

Book 2: The Book on Rental Property Investing by Brandon Turner

- this is an awesome intro (and of course you could check out BP's Ultimate Beginner's Guide as well)

Book 3: The ABC's of Real Estate Investing by Ken McElroy

- this book gets a little more detailed about how to operate a buy-and-hold property efficiently

I'm new at this too so these are the only books I can personally vouch for but I'm about to start J Scott's The Book on Flipping Houses.

Welcome to BP Andrew! I am a new member myself and have found that the community is super helpful. I also just read Rich Dad, Poor Dad and I'm surprised by how much the book has inspired me to get into real estate and change the way I'm living my life. Best of luck to you!

Does anyone know a good agent in the Detroit area? I'm interested in buying a quadplex or something similar. I'm targeting the following areas based of past discussions but of course am open to others as well:

Livonia

Plymouth

Ypsilanti

Inkster

Warren

Redford

Southfield

Mary Grove / UD Mercy area

Thanks Lindsay! If you can do it from Australia, then I have no excuse. And yes, I am really loving BP. I've been cruising through the podcasts lately (love that I have 3 years worth of those to listen to; just started the one with J Scott about flipping...really good stuff) I just took his advice and started studying to get my real estate license. 40 hours of studying seems like a small price to pay for access to the MLS. Thanks again for the welcome and perhaps we can connect sometime in the future!

@Saul L. Thanks for the warm welcome and heads up for Detroit. Do you advise against investing in just the City of Detroit or the suburbs of Detroit as well? Just so I'm clearer here than in my original post, I am thinking of investing in the suburbs. From what I've read in the Detroit area discussions here, it sounds like that is the way to go. 

Also, I don't plan on making a purchase until I move there in January; Since I'm new at this I just feel more comfortable being close by and learning the neighborhoods firsthand. I'm from the area originally but I imagine it'll take a while to get reacquainted with all the changes taking place. 

@Al Beahn Thanks for letting me know that it's possible to invest there with a good property manager. It seems like there are pockets of opportunity there so maybe eventually once I know more, I will probably look more closely at investing in the City.

Thanks Wayne. That would be great, I imagine it will take some time to reacquaint myself with the area. Going to just plug away until I find a good opportunity, probably in the suburbs though, not Detroit Detroit.
