It would be great if BP developed an auction.com type capability or platform. Something created by investors, for investors would have to be better than Zillow. All the options for a quick buy/sell or auction seem to be so focused on the desires of the seller. It would be nice to see who the seller is, and what the hidden reserve is. But you can't... In my view, there is a definite need to make it more buyer friendly than it is today.

 I wonder how it would be if BP had an online auction. It strikes me they could do something more investor friendly than auction.com or a sherrif's sale. I could do without those hidden reserve prices.. What would you like to see in an "ideal" online auction. If you think it a good idea, you can just vote for this post:)

Buy this amazing mid century modern house on a deep double lot. Today's money tenants flock to these 1950s houses. The maintenance is low, the space and lighting are phenomenal, and the construction quality is the best of 1950s architecture aka the best there is! At this price, what are you waiting for?

My goal is to sell a Dayton 3/1.5 SF home before tenants to move in on April 1. After that, showing the place gets tricky. This only gives me three weeks! I am hoping some of the local BP members can help me with the price check. I am wanting to determine a low minimum bid that should for sure get someone to give and initial bid. At the same time not too low that I am totally screwed if that is the minimum that gets bid.

Its a fresh building and new tenants agreeing on three year lease at $820, plus, plus. I was thinking a minimum bid of 50k and buy it now price of 67k. Are these reasonable numbers?. We can bring in an excellent local PM with great independent BP members recommendation..

Ahh, springtime in Dayton! See it and buy it before April 1 when tenants move in. $ 820 per month rent, 70$/month taxes.

I am struggling with the same question. Like others are saying, try and compare your ROE  with what you will get when you reinvest profits/proceeds from the sale. With me, the teaser rates are about to expire on my credit cards. This makes the decision easier since I can make a better ROE by just paying them off. My credit rating goes way up by doing that. In my view, if the cost of servicing your debt exceeds the ROE, it is time to sell. Good luck, here is my deal:

Hi BP members!

I would give the area a C plus. The plus because the building stock is beautiful with excellent quality smaller homes and the area is on an upswing. If people manicured the lawns more, it would be a B. I live very nearby and invest heavily (and very successfully) here.

The response to the rental I posted was impressive - over 50 inquiries in two days. I selected a double income couple with no kids, smoking, or pets. They had excellent references and clean records and are delighted to sign a three year lease to begin April 1. The place is available for viewing till then.

Sorry to come off that way. That is a just a tough question to field. It is not, in my experience, a common one. Probably what put your perspective turnkey guy on the defensive.. I see why you want to know the answer. I also see why he blew you off.  He had plenty of investors already, and you are showing every indication of being a pretty tough customer.
