I would give the area a C plus. The plus because the building stock is beautiful with excellent quality smaller homes and the area is on an upswing. If people manicured the lawns more, it would be a B. I live very nearby and invest heavily (and very successfully) here.

The response to the rental I posted was impressive - over 50 inquiries in two days. I selected a double income couple with no kids, smoking, or pets. They had excellent references and clean records and are delighted to sign a three year lease to begin April 1. The place is available for viewing till then.
