When narrowing down a neighborhood in a market , how do you filter out non desirable neighborhoods?

I am working with an investment group who provides Private interest rate of loan,the interest seem to be higher (4.5%) than then traditional 30 year loan for investment properties(3.25%), it obviously  doesn't sound beneficial ? am curious as when would folks prefer private interest ?in almost all cases the traditional 30 year loan seems beneficial

With SFH's so expensive in the San Fransisco Bay Area, where are folks buying SFHs as their primary residence?anywhere in the bay area its hard to cashflow and I guess we should only bank on appreciation ,right? I see folks buying the Dublin/Pleasanton market from affordability point of view,even those areas don't cashflow and appreciation is the only bet, I'm wondering what's the investment strategy for people buying SFH's in the Bay Area right now? which areas are they buying? I am seriously considering buying an SFH as primary residence and really confused as to which areas I should be targetting ?

how do you calculate how much equity you have in your house? how do you know how much principal you have accrued after putting 20% down?

@Chris Carrigan - When you say "it’s on city water and sewer",what else could it be on ?

Off late ,I see lot of talk about 1% RTP is archaic and ain’t valid anymore ,are there still cash flowing markets that meet or beat this ?
