On this topic, what are the pros and cons of a preferred shareholder vs common shareholders, I know if a real estate deal underperforms, preferred equity holders bear less risk than those who own common equity but would like to know more in depth details

When buying new property and trying to estimate property taxes, I know we can look at the county tax assessor website to know the property taxes paid, are there other resources/tools that you use to find the exact property tax percentage and how much it has increased year over year?

@Danny Kaminsky - Thanks for posting your thoughts ,you mentioned Cary/Chappel Hill area has excellent schools ,sounds like a class A neighborhood,I understand there is no 1%RTP on this area but whats the thinking behind when you bay “terrible places to buy-and hold.”?My understanding is class A neighborhoods with good schools continue to appreciate?what am I missing?

Also what do you think about knightdale,fuquay Varina appreciation?
