When purchasing equipment do you just use your own funds or do those funds have to come from LLC? For example I have a credit card that I only use for purchase on my rental properties. The card is under my name. Can I use this same line of credit for the LLC?

I have a buddy who lives out there. The place is beautiful and shopping in the area is awesome. From what they tell me the school system is great as well. However, from what they have told me they're property has double it's worth since 2010 when they purchased it. Hope that helps

BP,

          Now that tax season is over I was wondering if anyone tried to do something like this, this year. I have three property's where I handle the lawn maintenance. Currently I have a push mower at each property. I bring my weed wacker with me from place to place. I want to buy a riding mower to make mowing more enjoyable and faster. I don't have a vehicle to pull a riding mower as of yet but I am in the market for a new truck. I was wondering if I can claim lawn equipment, truck, and trailer on next years taxes.  If so how would I go about doing it? I'm also looking to do so major yard work to all three property's this year. I would need other tools to complete these projects (Rototiller, edger, chipper, etc). Do I need to start a lawn care company in order to get the most bang for my buck?

Omar Merced I have not purchased anything. Was looking to maybe sell land or build on family owned land. Haven't really made any leeway though. Our land is zones agricultural which is killing us.

I'm looking to start investing in hold in new haven. Can you describe what dings the inspectors hit you with? Also how do you feel taxes are in that area?

Good thread. I am also trying to do something similar. Right now I own a duplex that I financed using my VA eligibility. I want to move out of this unit and purchase another property soon. but because this is a VA loan it has to be my primary residence. My thought process was to refi my current duplex. Then I would use my VA loan a second time to get a 4-plex with little to no money down.

Anyone do anything like this?

I currently own a 2 family. I live one unit and rent the other unit. I have lived here for over a year now but want to expand my living space. I was wondering if I would still be eligible to buy another house using the 203k renovation loan and move into it. I would then rent out the unit that I am currently living in. 

Has anyone done anything like this? I know with the VA loan the house is suppose to be my main residence but I was told I only have to live in it for a year. Is this for sure a true statement? Has anyone gotten into trouble by moving out early to purchase another house?

I bought the house for my grandfather after his wife passed away. We bought out her kids for 75k. I financed it for the 75k as my grandfather didn't qualify for a loan because of his age. I am now trying to sell for 175k.
