Is there another source of data for comps excpt of the mls that can be reliable?

Could Zillow or other site be good enough? Maybe there is a goverment site that supply good comps?

I need to be able to access different MLS's in different areas. are there agents that I can pay them in order to get access? I need to be able to go over the current deals in the market and to send offers (all my offers look the same). I do not need the agent to do anything accept from giving me access or use his license to get RETS credentials. Do you know if there are brokers or other entities that I will be able to partner just for that?

Buy & Hold investors,

If I offer you to buy a property in a neighborhood that you are familiar with and love to invest in and there is no major problems with the property (roof, electricity etc.) - verified by inspector, what will be the discount or cash on cash return (or other evaluating parameter) that will make you buy the deal immediately?

In other words, If the property is in a location that you are looking for and in good condition verified by 3rd party professional,  what is the discount I need to offer you in order for you to buy immediately with a cash offer? or what is the cash on cash return (or roi, cap rate..) I need to present to you for you to buy fast?

Hello all,

If a property management company lets potential tenants to visit a property themselfs after they pre-screened them over the phone and one of the tenants causes damage for the property does the General liability covers it?

Is there an insurance that can cover that?
