good buy and hold deal

Buy & Hold investors,

If I offer you to buy a property in a neighborhood that you are familiar with and love to invest in and there is no major problems with the property (roof, electricity etc.) - verified by inspector, what will be the discount or cash on cash return (or other evaluating parameter) that will make you buy the deal immediately?

In other words, If the property is in a location that you are looking for and in good condition verified by 3rd party professional,  what is the discount I need to offer you in order for you to buy immediately with a cash offer? or what is the cash on cash return (or roi, cap rate..) I need to present to you for you to buy fast?
